The Village of Plain City is hiring a Zoning Inspector to serve our vibrant and growing Village in the Central Ohio Region. This position will support the Village Planner on numerous projects in the works, including a Zoning Code update, an Uptown master planning process, and a Community Branding Initiative. Under the direction of the Village Planner, the Zoning Inspector assists in the application and review process zoning permits; communicates with staff and outside consultants, including building inspectors, plan examiners and other city or county agencies regarding permit applications; processes payments for permit issuance; ; investigates complaints regarding alleged zoning or existing structure code violations; reviews areas within the jurisdiction to ensure compliance with zoning ordinance, existing structure code, building permit requirements, and related state and/or local regulations; also assists the public and provides support to planning and zoning functions and activities.

Responds to and investigates complaints from citizens, other agencies and departments on alleged violations of Village ordinances; schedules and performs all follow-up necessary to gain compliance with codes and ordinances including letters, inspections, citations, calls, meetings, discussions and negotiations; interpret and explain municipal codes and ordinances to members of the general public, contractors, business owners, and other interested groups in the field, in the office or on the telephone; prepare a variety of written reports, memos and correspondence maintaining accurate documentation and case files on all investigations, inspections, enforcement actions and other job related activities; substantiate violations by preparing evidence (draw diagrams or illustrations as necessary and take photographs) to support legal actions taken by the Village; appear in court as necessary, testify at hearings and in court proceedings as required.

Records and processes all applications for planning and zoning permits, obtaining needed documents, drawings, and site plans, and verifies forms are complete and accurate; determines square footage of building; calculates, collects and deposits fees appropriately; explains permit process to applicant; enters permit into computer; distributes plans to other departments or agencies as needed; acts as liaison between reviewer and applicant; mails completed permit back to applicant; maintains computer files and other manual logs on building permits and documents.

Establishes and maintains external relationships; communicates with architects, attorneys, property owners, and other members of the general public regarding zoning and existing structure code matters; contacts newspapers and local residents as required by zoning and existing structure regulations; coordinates inspection activities with other enforcement agencies; receives and responds to routine inquiries in person or via telephone; provides assistance to general public regarding zoning or existing structure matters; confers with Village Administrator, and Village Planner regarding zoning and existing structure issues.

Serves as additional staff support to Planning and Zoning Commission, Board of Zoning Appeals, and Design Review Board at regularly scheduled and special meetings.

Provides staff support at the front desk; greets visitors and guests; answers questions or directs and refers visitors to appropriate staff for proper assistance.
