Position: Maintenance II

REPORTS TO: Maintenance Supervisor; Facilities Director.

DEPARTMENT: Maintenance Department

OBJECTIVE: To maintain all areas of The Timbers Club in a safe and properly working condition. To respond to areas of maintenance concern quickly and efficiently.

SCOPE: All building maintenance and repair activities to include the interior and exterior of buildings, residences, office areas and mechanical systems related to The Timbers Club.

SUPERVISION RECEIVED: Maintenance Supervisor, Facilities Director, General

Manager, Assistant General Manager.

PARAMETERS: The Maintenance Department operates on year round basis. This job is an hourly position that includes health benefits, paid holidays, and paid vacation. The requirements of this position include working on the weekends with regular days off during the week.

PRIMARY JOB RESPONSIBILITIES:

1. Responding to maintenance requests, both written and verbal as quickly and efficiently as possible.

2. Maintain and frequently update an "Ongoing Projects List"

3. Proper maintenance of all Timbers Club residences and common areas to include inspection and maintenance of residences prior to member arrivals.

4. Proper maintenance of all Timbers Club vehicles to include periodic safety and maintenance checks.

5. Establish and maintain systems for periodic inspections of the following systems: mechanical systems, elevator equipment, irrigation, fire alarm, room keys and snow melt.

6. Always wear appropriate uniform including name tag.

7. Carry a two-way radio and keep the Maintenance Director apprised of your location.

8. Perform preventive room and public area maintenance checks during the off season.

9. Perform regular public area inspections to police for garbage and issues that may pose a hazard to guest, employees or visitors.

10. Maintains appropriate levels of chemicals and temperature in pools and hot tubs.

11. Cleans Debris from Pools and hot tubs and cleans filters regularly.

12. Landscaping and grounds maintenance as needed.

13. Observe all safety rules and procedures in compliance with OSHA safety requirements.

14. Carry an “On Call” pager, as needed, on a rotating weekly basis and respond to after hours emergencies as required.

SECONDARY JOB RESPONSIBILITIES:

1. Assist Bell staff with luggage, transportation and airport transfer as needed.

2. Snow removal as needed.

3. Assist Housekeeping department with specific tasks as needed.

4. Perform regular vacuum inspection and repairs.

5. Ensure security of tools, supplies and Timbers Club property.

6. Maintain and inventory a supply of parts and equipment for frequently repaired or replaced items.

7. Maintain an inventory list of supplies needed for periodic trips to hardware suppliers so as to reduce trips to town.

8. Be familiar with Timbers Club policies and guest interest information.

9. Be familiar with parking and driving regulations in town and at the airport.

10. Maintain effective communication with the front desk when on call.

11. All other duties as assigned.

WORK ENVIRONMENT:

1. Heavy lifting associated with furniture and luggage moving.

2. Driving the Timbers Club vehicles in varying weather conditions including ice, snow and rain.

3. Mobility around the Timbers Club, Snowmass Village and Aspen and the airport.

4. Outdoor work in varying weather conditions including snow and rain.

TOOLS AND EQUIPMENT:

1. Timbers Club vehicles.

2. Power and hand tools required to perform maintenance duties.

3. Lawn mower, string trimmer, snow blower, snow shovel, power washer, radio, pager and keys.

4. Clean and organized maintenance shop.

5. Paint, solvents and other hazardous chemicals.

QUALIFICATIONS:

1. Must possess a thorough and working knowledge of building and grounds maintenance, plumbing, electrical, carpentry, masonry, heating and air conditioning, and pools and hot tubs.

2. Must be capable of communicating, verbally and in writing, in English with owners, guests and co-workers.

3. Strong back and good physical condition. Able to work with hands. Able to lift up to 50 pounds safely on a regular basis.

4. Must possess a valid Colorado driver’s license.

5. CPO license required (must obtain within first six months of employment if not already licensed).

6. Ability to prioritize. Must be organized and pay attention to detail.

7. Ability to work various hours and schedules including weekends.

8. Must maintain close proximity to The Timbers Club for on call.

9. Cheerful, cooperative attitude. Willing to help.

10. Ability to remain calm and productive in emergency situations.

11. Knowledge of Aspen and Snowmass Village areas, local events and seasonal activities.
