Under the direction of the Facilities & Safety Program Manager, the Maintenance Technician Coordinator is responsible for maintaining electrical, plumbing, mechanical, HVAC and related systems. Additionally, the Maintenance Technician Coordinator carries a certification in one or more of the above-mentioned areas of responsibility. Perform a variety of routine maintenance and related administrative tasks.
ESSENTIAL DUTIES AND RESPONSIBILITIES (Included but not limited to the following);
- Perform all maintenance functions for FHCN.
- To carry out preventive and predictive maintenance activities for all agency facilities and motor vehicles.
- To maintain and manage the Help Desk tickets for the Maintenance program.
- To maintain and keep track of program inventory.
- To minimize service calls.
- To minimize support from various vendors.
- Perform monthly audit of monthly site inspections
- Conduct and or schedule annual inspections of various equipment
- Responsible for reviewing all vendor jobs for completeness.
- Complete inspections, installations and repairs, and assists in maintaining equipment such as air conditioning, heating, and plumbing and electrical systems for all locations.
- Determines material, equipment, and supplies to be used for all repairs.
- Transports equipment from site to site or as designated.
- Performs general repairs such as painting, patching walls, hanging shelves and pictures, etc.
- Coordinates the renovations of existing facilities for all sites.
- Maintains the upkeep of furniture, fixtures, and structural woodwork.
- Responsible for oversight of all landscaping and maintenance of orderly and attractive facility grounds.
- Responsible for other duties as assigned.
- Operate, replace and repair HVAC Equipment and work with all refrigerants
- Ability to troubleshoot HVAC systems, refrigeration systems, related controls, motors, etc.
- Assist with troubleshooting and repairs of buildings and installed systems to include: packaging and handling machinery, plumbing systems, kitchen equipment, roofs, drains, shop, and grounds equipment.
- Assist with installation and modification of building equipment and systems.
- Replace and repair building finishes such as ceiling tiles, door hardware, wall paper, and can paint walls, piping, floors and equipment.
- Troubleshoot, evaluate, and make recommendations to upgrade maintenance operations and/or implement savings opportunities.
- Respond immediately to emergency situations and customer concerns.
- Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions, preventative maintenance.
- Maintain and operate fire and life safety systems such as; Fire alarm systems, fire pumps and related fire protection system equipment.
- Comply with all applicable codes, regulations, governmental agency, and Company directives as related to building operations and practice safe work habits.
- Ability to use technology such as; smart phones, tablets, computers, web-based applications, building automation systems, etc.
- Complete all required FHCN Safety Training as scheduled annually.
- Comply with FHCN dress code while working and maintain a neat and clean appearance while on the property.
KNOWLEDGE, SKILLS AND ABILITIES REQUIRED:
- Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance
- Must have a valid SC driver’s license.
- Must provide excellent customer service to staff, vendors and contractors.
- Must be able to understand and follow complex oral and written instructions.
- Must possess thorough knowledge of the occupation hazards (OSHA) and corresponding safety precautions necessary for the safe performance of assigned duties.
- Must be physically able to carry out manual labor duties.
- Must be able to work a flexible schedule as work hours may not always be uniformed or prescribed.
- Must be trustworthy.
- Must be responsible, dependable, and punctual.
- Must be able to work at any FHCN site as needed.
EDUCATION AND EXPERIENCE
- A high school diploma or equivalent
- Must have at least five (5) years of experience as maintenance worker.
- Certification in one or more of the following areas…electrician, mechanical, HVAC, or plumbing is preferred
- Experience as a courier is an advantage.
