The Preventive Maintenance associate is responsible for assisting with the operation maintenance service and repair of equipment as assigned. He/she is also responsible for participating in the deep cleaning of rooms or suites and the preventative maintenance program, handling guest requests and other work orders as assigned. He/she is also responsible for performing the job in a safe and efficient manner and performing trade jobs such as carpet cleaning, carpentry, electrical, painting, and plumbing. This position can be assigned to any of the Hampton Roads hotels within in the LTD Hospitality Group portfolio and will work a Monday through Friday schedule.

• Perform the guest room preventive maintenance program on scheduled guest room guidelines.

• Utilize General Clean and Preventive Maintenance (GC/PM) checklists.

• Record and log work performed.

• Maintain, repair and clean all guest rooms in accordance with the property room preventive maintenance procedures and standard guidelines.

• Comply with all hotel operating procedures.

• Monitor and keep systems in place to control costs, keeping within budgetary guidelines.

• Follow all company safety and security policies and procedures; report accidents, injuries, and unsafe work conditions to management.

• Associates are to work as a team helping all teammates to complete the required activities, which will ensure guest satisfaction.

• Comply with Record Retention, Standard Operating Procedures and daily responsibilities

• Move, lift, carry, push, pull, and place objects weighing less than or equal to 50 pounds without assistance.

• Complete guest room preventative maintenance work orders in a timely manner.

• Other and all duties, projects, and tasks as assigned by employee’s manager.

· · Perform the guest room preventive maintenance and general clean program on scheduled system per guidelines.· Utilize General Clean and Preventive Maintenance (GC/PM) checklists.· Record and log work performed. Store files and reports as per guidelines.· Monitor progress and results through control systems.· Remedy guest and associate requests and complaints as efficiently and timely as possible.· Comply with all hotel, and government operating procedures.· Inform management of any safety hazards.· Associates are to work as a team helping all teammates to complete the required activities, which will ensure guest satisfaction.· Attend Continuous Improvement Meetings regularly.· Comply with Standard Operating Procedures and daily responsibilities.· Complete maintenance work orders in a timely manner.· Other and all duties, projects, and tasks as assigned. Required Knowledge, Skills and Abilities (KSAs)

• Repairing - Repairing machines or systems using the needed tools.

• Troubleshooting - Determining causes of operating errors and deciding what to do about it.

• Reading Comprehension - Understanding written sentences and paragraphs in work related documents.

• Speaking - Talking to others to convey information effectively.

• Mechanical - Knowledge of machines and tools, including their designs, uses, repair, and maintenance.

• Building and Construction - Knowledge of materials, methods, and the tools involved in the construction or repair of houses, buildings, and other structures.

• Basic HVAC, drywall, caulking, painting, plumbing, etc skills.

• Attention to Detail - Job requires being careful about detail and thorough in completing work tasks.

• Dependability - Job requires being reliable, responsible, and dependable, and fulfilling obligations.
