Position Description
The Building Engineer is responsible for providing on-site facility maintenance services and coordinating the on-going property care for two 14-story condominium towers via the supervision of the on-site maintenance department and utilization of approved vendors. The ideal candidate will possess strong communication skills, a passion providing extraordinary customer service, and a positive demeanor.
Position Duties:
- Inspects buildings and other structures to determine functional systems and detect malfunctions and needed repair making notes and recommendations using a pre-established check sheet.
- Performs minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power and specialty tools.
- Performs minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and similar devices, backflow maintenance).
- Performs minor painting, carpentry and masonry work (e.g. preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc).
- Maintain an inventory supply suitable to accomplish the goals and tasks required each day.
- Compose scope of work and execute request for proposal process for maintenance repair, replacement, and enhancement projects.
- Directly supervise a maintenance department staff to ensure that quality of work standards is achieved.
- Perform annual budget forecast and monthly expense reporting.
- Deliver weekly reporting with measurable goals to the management team and Board of Directors.
- Work directly with the management company, on-site staff, vendors, and the Board of Directors, providing the support and guidance necessary for them to meet their operational obligations and fiduciary duties.
- Provide extraordinary service to all residents, addressing all matters in a timely manner.
Required Qualifications:
- Proven experience as a building engineer
- Basic understanding of electrical, hydraulic, cooling tower, boiler, and other systems
- Finishing skills with drywall, carpentry, and light plumbing
- Experience maintaining a fire life safety system and implementing emergency procedures
- Knowledge of general maintenance processes and methods
- Working knowledge of tools, common appliances and devices
- Title 19 and reg 4 testing experience
- CBA and Union experience a plus
- Manual dexterity and problem-solving skills
- Good physical condition and strength with a willingness to work overtime
- Bachelor's degree or Trade Certification or equivalent
- Extraordinary customer service skills
- An honest, responsible, optimistic and enjoyable demeanor
- Ability to lead and implement Safety Committee requirements adhering to CAL OSHA standards

Machines, Tools, Equipment and Work Aids
- All mechanical and electrical equipment, tools and ladders to be provided by Towers at Laguna Woods Homeowners Association.
- All equipment, supplies, etc. to be delivered to Towers at Laguna Woods Homeowners Association via courier service.
- Use of owner vehicle, equipment, supplies, computer, phone, etc. is not required or permitted.
PMP Management LLC will consider qualified applicants with criminal histories in a manner consistent with state, fedeeral, or local law.
Job Type: Full-time
Pay: $80,000.00 - $90,000.00 per year
