The Vice President of Property Management Operations overseeing the Minneapolis market is a senior leader within Goldmark and is responsible for leading their team of Regional Managers, Regional Maintenance Managers and the broader property teams to achieve consistent high-level financial, operational and resident satisfaction results for each multifamily residential property within their regional portfolio. They lead the development of Goldmark Property Management’s overall sales, financial, marketing and service strategies and are responsible for the development of effective strategies within their regional portfolio. The Vice President is a key partner in the development and implementation of company initiatives, policies, and processes. They own the client-owner relationship for each of their properties.
This role is largely about leadership. The Vice President, Property Management is responsible for bringing together cross-functional teams aligned on common goals and objectives. They monitor and lead the Goldmark values for a positive impact throughout the organization. The Vice President will strive to be the industry expert in multifamily residential property management and help grow the knowledge and expertise within their teams.
Core Performance Responsibilities:
1. Four-year degree in business or related subject preferred; or two to four years’ related experience and/or training; or equivalent combination of education and experience.
2. 5+ years of property management experience in multi-family and commercial environment preferred.
3. An experienced leader with at least 10+ years of leadership experience and demonstrates the ability to achieve consistent high-level individual, team and organization results.
4. Strong understanding and experience in managing and analyzing financial statements and budgets.
5. Familiar with federal, state and jurisdictional laws and regulations concerning multi-family housing, Fair Housing and team member safety.
6. Certified Property Manager (CPM), Certified Apartment Manager (CAM) or National Apartment Leasing Profession (NALP) certifications are desirable.
7. Yardi Property Management Software preferred.

Core Performance Responsibilities:
- Responsible for ensuring property teams are managing, communicating, and in compliance of all Fair Housing and EPA laws and regulations as well as government programs such as Section 42, Section 8 and MN (d).
- Lead through Regional Managers to:
- Implement effective sales, marketing and advertising programs to maximize occupancy.
- Conduct regular market analysis to understand and react to current market conditions and competitor environment; develop action plans as appropriate.
- Ensure appropriate engagement and use of corporate marketing strategies and resources.
- Consistently meet and exceed key performance targets, including but not limited to: Net Collected Rent (NCR), Net Operating Income (NOI), Maximum Occupancy.
- Provide direction and guidance on vendor selection and expense management.
- Responsible for ensuring property teams are managing the cleanliness and safety of property interiors and exteriors through the implementation of a standardized preventive maintenance program to minimize expenses.
- Lead through Regional Maintenance Managers and Regional Managers to ensure maintenance work orders are done accurately, safely and in a timely manner.
- Responsible for leading through disaster and emergency situations, including the insurance claim process and resident relations.
- Assist with companywide projects and initiatives, including the acquisition and disposition of properties.
