Sales and Leasing Professional Job Description
Property/Office Name: Grand Oaks- Magnolia TX
Reports to: Community Manager
Supervises: None
Compensation: Non-exempt, eligible for overtime.
Qualifications
Education: A high school diploma or equivalent is required. The position requires the ability to read and write English fluently. Candidates are required to have intermediate math skills and the ability to understand and perform all on site management software functions.
Experience: Customer Service and Sales experience is strongly recommended.
Skills: The position requires intermediate knowledge of computers, Microsoft Office, Outlook and internet knowledge. The ability to operate and understand company software packages.
In addition, the position requires the following skills: ability to work well with residents, staff and vendors, good verbal communication skills and strong customer service and sales skills.
Licenses: Position requires a valid driver’s license and current automobile insurance.
Individuals must be able to furnish their own transportation. Will need to obtain a Texas
Manufactured Housing Salesperson license if not already licensed.
Training: See licenses required above.
Career Apparel: Candidate must follow company guidelines on professional appearance.
Attendance: Position requires ability to work any of the seven days of the week, 52 weeks of the year. Due to property staffing limitations, it is extremely critical that individuals process the ability to work their scheduled hours on a consistent basis and overtime hours when requested.
Essential Job Functions
1. Provide excellent customer service to residents, vendors and coworkers.
2. Assist in home sales and renewal process (warm calls, emails, letters) and documenting contact with residents and prospects.
3. Respond to internet leads, answer prospect calls and conduct property tours following company and mystery shopping guidelines.
4. Work to maximize occupancy, new lease rates and renewal rates.
5. Lease apartments and sell products and services for the community.
6. Use established sales strategies to maintain closing ratios, and provide optimal service.
7. Follow up with prospects and current residents on renewals and service requests.
8. Assist in planning and hosting resident events.
9. Responsible for auditing all lease and renewal files, key controls and bonus submissions to Community Manager.
10. Enter all resident and prospect activity into the computer daily.
11. Walk apartments before move in to ensure they are ready.
12. Maintain product knowledge of current community and surrounding market.
13. Assist in marketing activities for the community.
14. Complete accurate lease files and follow up on corrections needed for new and existing residents.
15. Attend company training and meetings as required.
16. Assist other communities as required.
17. Communicate professionally and effectively with staff, coworkers, vendors, residents and corporate associates in all departments.
18. Adhere to company standards and policies and procedures.
19. Other tasks as assigned by supervisor.
Job Type: Full-time
Pay: $11.31 - $15.72 per hour
