A Typical Day:

  • Responsible for a portfolio of FHA, VA, USDA and Conventional loans to oversee the property preservation. Manage FHA portfolios in presale and post-sale to prepare properties for conveyance.
  • Review photos of homes and property to determine condition and type of repairs required to place the home in conveyance condition by HUD guidelines.
  • Review repair bids, line item insurance claims, photo review of damage areas within the home and make final determination on cost, repairs and if work is necessary.
  • Negotiate cost of repairs with vendors to reduce company expense.
  • Review a repair situation for quality, timeliness, workmanship and determine if vendor is liable for property neglect.
  • Resolve City Code Violations, Receiverships, Condemnation Orders, Demolition Orders in alignment with Property preservation guidelines.
  • Analyzing numerous reports and requires to ensure compliance with established guidelines in Property Preservation.
  • Track status of ongoing vendors for 100+ property portfolio.
  • Respond to e-mails, internal and external customer request in a timely and accurately manner.
  • Perform other related duties as required and assigned

What You’ll Bring:
  • This is a work from office position
  • High school diploma or general education degree (GED) required.
  • Proficient in Microsoft Office and G-Suite Workplace
  • Some knowledge of homes repairs such as roof, windows, heat and air, drywall, basements, garages, framing, plumbing.
  • Ability to review photos of homes and property to determine condition and type of repairs required to place the home in conveyance condition by HUD guidelines.
  • Some construction knowledge with ability to review repair bids, line item insurance claims, photo review of damage areas within the home and make final determination on cost, repairs and if work is necessary.
  • Ability to negotiate cost of repairs with vendors to reduce company expense. Ability to review a repair situation for quality, timeliness, workmanship and determine if vendor is liable for property neglect.
  • Ability to communicate both verbally and in text to relay instructions to vendors, pose questions to determine correct path of repairs, inform managers of progress and update internal systems with concise and clear notes.
  • Ability to meet and exceed goals in a fast paced and demanding environment. Analyzing numerous requests and reports daily to ensure compliance with established guidelines in Property Preservation.
  • Ability to review bids, photos, inspections on a daily basis to track status of ongoing vendor work on 100 plus loans in your work queue.
  • Respond to e-mails, internal and external customer request in a timely and accurately manner.
  • Ability to identify City Code Violations, Receiverships, Condemnation Orders, Demolition Orders with an understanding of how to resolve these issues.
  • Candidate must be highly organized, highly ethical with a high attention to detail
  • Strong attention to detail with the capacity to independently problem solve, when necessary
  • Excellent critical thinking, problem solving, mathematical skills and sound judgment
  • Mortgage Servicing industry, Construction or Insurance adjuster experience helpful but not required
  • Strong business acumen and ability to interface with executive management

Compensation:
Individual salary may vary based on multiple factors including specific role, geographic location / market data, and skills and experience as defined below:
  • Lower in range - Building skills and experience in the role
  • Mid-range - Experience and skills align with proficiency in the role
  • Higher in range - Experience and skills add value above typical requirements of the role

Some roles may be eligible for performance-based compensation and/or stock-based incentives awarded to employees based on company and individual performance.
