Essential Job Functions

• Attendance is an imperative job function.

• Demonstrate strong communication and customer service skills with Residents, Associates, and Visitors.
• Assist management team with various tasks as required.
• Responds to emergencies and urgent requests as needed.
• Coordinate special projects as directed. Including assisting during the event, setting up, monitoring, moving furniture, equipment and breakdown.
• Conducts all business with integrity in accordance with company policies and procedures, local, state and federal laws; OSHA, ADA, Fair Housing, etc.

Cleaning and Sanitation of Common Areas:

• Inspects all external common areas regularly to ensure a clean and inviting appearance at all times.
• Clean and sanitize restrooms; dusts; sweep, mop, wax, scrub and polish floor by hand or machine; vacuum and clean carpet, upholstery and furniture; and washes windows, screens, sills, woodwork, doors, walls and ceilings.

Waste Disposal:

• Inspects all trash rooms to ensure a clean and sanitized appearance at all times.
• Collects and disposes waste from trash chutes and trashcans, picks up trash around the entire property, including but not limited to, walkways, backyards, common areas, building stair cases, hallways, entrances, and amenities.

General Maintenance:

• Complete grounds work such as: trash pick-up, sweeping and light landscaping. Removes snow and ice from sidewalks, walkways, steps, and driveways. Diligently monitors the community for slip, trip and fall hazards
• Assist in the preparation of make-ready units, including remove trash, construction debris, minor maintenance repairs during the make-ready process.
• Assist Maintenance Supervisor, Property Manager and Maintenance Techs to perform assigned maintenance tasks in a timely manner.
• Assist in the troubleshooting, repair of but not limited to mechanical, carpentry and electrical problems.
• Performs some repairs and maintenance of buildings, including but not limited to, patching walls and doors, paints walls and trim; replacing fixtures and partitions, replaces damaged ceiling and floor tiles, repairs carpets; shovels snow and rake leaves; locks and unlocks doors and elevators; moves furniture and.
• Ensures that unsafe conditions are corrected in a timely manner.

Requirements:

• High School diploma or equivalent.
• 2 years custodial/ building maintenance experience.
• Attendance is an imperative job function.
• Knowledge of specialized equipment as required by department.
• Ability to perform heavy lifting (at least 60 lbs), climb ladders up to 24 ft, stand and walk for 8 hours, and perform other physically demanding duties as directed.
