Summary: The Operations Manager develops and advances WindRiver & Norton Creek vacation guests' interests beginning at initial inquiry through the Guesty software and primarily handles all aspects of the Property Management division of Ayres Vacation Rentals.


The Operations Manager works on behalf of Ayres Vacation Rentals, WindRiver Properties, WR Development Corp. and Norton Creek Resorts. The Property Manager also represents and supports Ayres Vacation Rentals and affiliated businesses as requested, including cleaning, landscaping, maintenance, revenue management, guest services, development, and future opportunities.


Responsibilities:

  • Oversee and ensure that the AVR properties are professionally cleaned and maintained by using the cleaning procedures and products prescribed by company standards
  • Oversee and ensure supplies and inventory (linens, snacks, soaps, etc.) for housekeepers are prepared for pick up on their way to turnover properties
  • Supervise and schedule the housekeeping attendants on staff at AVR
  • Analyze, recommend, and adjust Treehouse Grove Revenue management and other for other listings
  • Supervise Maintenance and Landscaping staff and work with other team member to ensure billable hours are billed out weekly or bi-weekly
  • Establish and maintain collaborative relationships with management and team members
  • Audit and ensure landscaping and maintenance tasks are being completed accurately and timely at all AVR properties
  • Be available and willing to help team members and management when necessary
  • Stage property for next guest, eliminating all traces of past guest from property
  • Meet and maintain turnover metrics, working with management to improve and scale the turnover process
  • Complete walkthrough of property to inspect for damage and determine the scope of work to successfully turnover
  • Checking and verifying that all aspects of the property are in working order (ie. TV's, appliances, amenities, etc.) and follow up to ensure maintenance requests are completed
  • Submit orders for parts and supplies as necessary
  • Communicate to management any incidents or necessary action items
  • Confirm completion of tasks for each turnover and certify home is "guest ready" by doing inspections for accuracy
  • Work with AVR management start and maintain a 5-star turnover department
  • Learn and work within Guesty
  • Coordinate with AVR's other Property Manager on shared responsibilities and fill in where needed
  • Sell AVR Services to the surrounding community
  • Adhere to Ayres Vacation Rental's regularly updated COVID-19 response bulletin
  • Other responsibilities and duties as necessary


Qualifications:

  • High School Diploma or GED required; Bachelors degree preferred
  • 2 years Hospitality, Concierge, or Property Management experience preferred


Knowledge/Skills/Abilities:

  • Ability to manage multiple duties and properties simultaneously
  • Ability to communicate effectively with Management Team
  • Reliable and consistent transportation
  • Driving in inclement weather conditions as required
  • Availability to work Sunday through Saturday, early mornings and evenings as needed
  • Ability to maintain professionalism and work well under pressure
  • Highly responsible and strong attention to detail
  • Comfortable working with iPhones, computers, internet, and email
  • Ability to use Guesty and Room Checking to its fullest potential
  • Prior housekeeping, cleaning, or vacation rental turnover experience preferred

Physical Requirements: Must be able to bend, stoop, climb, squat, twist, kneel, lift, push, and pull items weighing 50lbs. Must be able to reach overhead and below the waist. Must be able to sit, stand, walk for an extended period of time.
