JOB SUMMARY
The Operating Engineer will have a strong focus on operating, maintaining, troubleshooting, and repairing facility equipment on all systems. Individuals are expected to demonstrate technical expertise in multiple engineering related disciplines, including, but not limited to: BAS, Electrical, HVAC, Piping/Plumbing, Central Utility Plant Operations in order to successfully complete daily/weekly work assignments.

JOB RESPONSIBILITIES
Management/Administrative
Oversee the delivery of maintenance, repair, and other facility management services for assigned facilities
Manage and achieve excellence in all operational internal and external surveys, audits, and inspections
Manage cradle to grave small operational projects at assigned facilities; use CMMS tool for documenting, budgeting, and funding; find scope and gather costs by collecting quotes; communicate with eligible stakeholders and manage stakeholder expectations; Ensure all equipment, work orders, and PMs are documented and then completed in the CMMS (WebTMA)
Submit, review, and approve all purchases for maintenance purposes in CMMS (Oracle)
Ensure all work is performed timely and correctly and documented in the CMMS
Review monthly client service request summaries to pinpoint and correct recurrent operational problems
Evaluate vendors and suppliers on a regular basis with regard to quality and competitive pricing
Monitor the quality and pricing of maintenance work performed by outside contractors
Verify the accuracy of deliveries for count, pricing, and description
Identify and rectify safety hazards
Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace
Comply with all safety training requirements
Track and report accidents, incidents and near misses
Comply with Jones Lang LaSalle and client security and environmental policies and procedures
Identify and gain approval to implement sustainability practices and energy saving initiatives
Record readings and make adjustments where necessary to ensure proper operation of equipment
Observe and report problems or unusual conditions in facilities
Any other duties and tasks assigned.

Maintenance
Properly maintain all facility equipment
Perform preventative and reactive maintenance, monitoring and repairs to the HVAC, Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems for the facility to keep facility and building systems up to applicable standards as assigned
Maintains responsibility for facility services, preventative maintenance, purchasing and inventory control, any third party contracted maintenance, general maintenance, and technical proficiency.
Maintenance of the equipment will include cleaning, inspecting, calibrating, and changing parts to maintain the HVAC systems and associated equipment at optimum performance levels
Perform periodic checks of tool and instrument inventory

Quality Control
Ensure all work is performed timely and correctly and documented in the CMMS

Safety
Always perform work in a safe manner in compliance with Jones Lang LaSalle and client policies and requirements
Identify and rectify safety hazards
Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace
Perform periodic checks of tool and instrument inventory
Comply with all safety training requirements
Track and report accidents, incidents and near misses
Comply with Jones Lang LaSalle and client security and environmental policies and procedures

EDUCATION AND EXPERIENCE
High School diploma or GED equivalent
Completion of union sponsored Trainee program a plus
Working knowledge of computer applications including CMMS. BMS, Word and Excel
Ability to analyse the operation of various systems, determine the cause of any problems/malfunctions and self-perform corrective action and repairs as required
Ability to develop productive working relationship with key stakeholders and work collaboratively with client personnel and other third parties in order to enhance the experience of facility users

PHYSICAL REQUIREMENTS
Ability to lift 50 pounds.
Ability to bend, sit, kneel, squat, stand, reach and lay as required to access equipment components for extended periods of time.
Ability to work exposed to heat, sunlight, rain, cold, daylight and night-time hours as required.
