  • Provide continuous preventative maintenance supporting all Open Door sites
  • Interface with building management and maintenance/housekeeping staff to coordinate and execute cleaning, maintenance, and other projects
  • Responsible for all facilities being maintained in safe and clean environment, conducive to delivery of quality service
  • Maintain records of cyclical maintenance projects; Monitor performance to ensure that projects are completed according to acceptable maintenance/housekeeping schedules
  • Work closely with Facilities Manager on all building projects, including repairing, construction, and renovations
  • Inform the Facilities Manager of any management, operating problems or maintenance needs that may impact quality and standards of services
  • Monitor maintenance efforts to ensure quality control expectations are met
  • Make general repairs on the Center’s equipment and maintain work orders
  • Responsible for routine, scheduled, and emergency maintenance of the facility (interior and exterior), including painting, lighting, heavy cleaning duties, prompt snow removal of sidewalks and maintenance of the dumpster area
  • Ensure that exits and corridors are free of any obstruction
  • Maintain Center’s emergency evacuation program
  • Respond to police and fire emergency calls in the absence of Practice Administrator and/or Facilities Manager
  • Respond to emergencies at any Open Door sites on weekends or weekdays before or after normal work hours
  • Coordinate projects with Facilities Manager involving outside contractors and work performed
  • For all inclement weather conditions, follow all necessary safety protocols (i.e., snow removal, icy walkways & stairs are salted and maintained)
  • Attend staff meetings, as designated, to ascertain the center’s short- and long-range plans, programs, and goals within areas of responsibility
  • Collaborate with Facilities Manager to develop and implement department goals and objectives annually
  • Participate in staff development programs, educational activities, seminars, and training opportunities
  • Maintain patient confidentiality at all times as per Open Door policies and procedures
  • Prepare and maintain documentation in compliance with JCAHO standards and applicable city, state, federal, OSHA, ADA laws

QUALIFICATIONS

  • EDUCATION: Bachelor’s degree in mechanical or electrical engineering preferred or equivalent education and experience
  • Preferred three years of building/grounds maintenance management experience, including experience in a health care organization
  • Required experience in maintenance, including routine plumbing, painting, carpentry, HVAC, and electrical repairs preferred
  • Able to use proper safety techniques and protective gear
  • Valid New York State Driver’s License required
  • Must have own vehicle

WORKING CONDITIONS

  • Frequent contact with patients, employees, and outside agencies
  • Frequent exposure to communicable diseases and other conditions common to a health center environment
  • Requires adherence to Infection Control Standard Precautions

PHYSICAL REQUIREMENTS

  • Prolong walking or standing, repeated stooping, squatting, stretching, climbing of ladders
  • Requires eye-hand coordination in utilizing equipment and tools requiring a full range of body movements
  • Frequent lifting and carrying materials up to 50 pounds
