Exalt Real Estate Group, LLC has an opening for a Level One Maintenance Technician in our Houston location. In order to succeed in this fast-paced environment, a successful candidate should be a professional, seasoned with great customer service skills and experience within many areas of commercial building maintenance. The candidate will take initiative, have a positive attitude and willingness to learn, attention to detail, safety minded, anticipate company/building needs, and is reliable in all aspects of their character and job performance.

Duties and Responsibilities

A Maintenance Technician is responsible for providing commercial building maintenance services and support for our Houston Building operations by performing routine facilities and maintenance tasks across a broad range of difficulty with minimal supervision. Should be familiar operating & maintaining building systems. Able to identify and repair any problems when they are discovered, and understand the importance of preventative maintenance. A Maintenance Technician will usually be required to perform a wide range of repair tasks around a facility. A Maintenance Technician requires a diverse mix of both hard and soft skills, particularly manual labor skills, including:

• Performing routine maintenance around the building.
• Follow’s directions well
• Able to repair damage to the building, for example, windows, doors, or wall/Sheetrock repair.
• Repairing broken or leaking plumbing to avoid water damage.
• Plumbing knowledge to address leaks, clogs or other drainage problems.
• Willing to clean when necessary, and keeps a clean working environment.
• Works well with others, and is a Team Player. Takes ownership in their position.
• Has knowledge regarding electrical systems, building codes, and wiring, and willing to get the necessary certifications required by state/local municipalities.
• Electrical wiring capabilities to manage problems with the building’s electricity.
• Maintaining the building HVAC equipment in order to keep climate control in the facility functioning properly.
• Identifying, reporting, addressing, and fixing potential safety hazards.
• Painting the building and tenant spaces when needed.
• Carpentry ability to handle basic repairs around the building.
• Groundskeeping if the facility contains lawn or other outdoor areas in need of maintenance.
• Interpersonal skills to interact with employees or residents of the building in a pleasant and professional manner.
• Attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked.
• Work independently and also assist other team members to successfully complete routine maintenance, construction projects, and other tasks as needed.
• Responsible for understanding the needs of their assigned buildings and working as our Maintenance Technician to ensure our buildings are efficiently and effectively functioning at optimal conditions within established operational requirements.
• Participate in rotating customer service duties during business hours and rotating on-call schedule for after-hours issues.
• A good commutator.
• Work hours are Monday – Friday 8:00 am – 5:00 pm. Occasional overtime may be required after hours and on weekends. Willing to work after hours in the event of an emergency.
• Have a thorough understanding of fire safety/alarm procedures and other emergencies.
• Maintain exterior and interior lighting systems: bulb & ballasts.
• General Interior Maintenance: hang pictures; install keyboard trays, repair office furniture systems, move office furniture, and other materials, as requested, painting, locksmith work (able to change door hardware), tenant services requests, and general maintenance etc.
• Maintain good housekeeping and safety of work areas.
• Respond to tenant requests in a timely manner: i.e. safety, plumbing, mechanical, electrical and environmental needs through both personal contact and work order systems.
• Maintain and follow work order systems, write reports, and document work performed.
• Any and all other duties assigned.
• Should be proficient in Excel, Word, and Outlook.

Education and Experience Requirements

• High school diploma or equivalent
• 5-10 years’ commercial building facilities experience
• Building certifications preferred
• Bilingual – Spanish preferred

Work Environment and Physical Demands

• Building maintenance environment, indoor/outdoor, consisting of exposure to moving mechanical parts and seasonal temperature changes ranging from freezing to extreme heat
• Vision requirements include both close range and long-distance vision
• Must be able to lift up to 50 lbs
• Must be able to climb ladders and crawl into confined spaces
• Must be able to endure walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing
• Must be able to use hands to grip power and hand tools
• Work location is primarily one building but may at times work multiple locations
• Must participate in rotating on-call schedule outside building operation hours
• Local travel is expected
