Job Summary:
Ensure building and community grounds are maintained to Royal Vista standards in efforts to provide a safe, comfortable and enjoyable residential living and work environment.
Essential Job Functions:
1. Facility Maintenance Responsibilities
a. Conduct daily rounds of entire exterior and interior of building to ensure all safety issues are addressed.
b. Maintain all interior fixtures in good repair including, but not limited to, walls, woodwork, hand rails, light fixtures, furniture, windows and screens.
c. Troubleshoot all plumbing, electrical, heating and air conditioning, and ventilation system problems. Confers with the Executive Director to facilitate the repair of such services as needed.
d. Maintain exterior building and community grounds in good repair including, but not limited to, the landscape, architecture and sprinkler systems.
e. Responsible for vacant room turnovers such as painting, deep carpet cleaning, replacement of equipment, etc.
f. Responsible for ordering monthly/as needed housekeeping and maintenance supplies. Responsible for the accuracy of supply shipment during delivery and invoice submission for payment.
g. Accountable for staying within department budget as designated by the Executive Director.
h. Assist Resident Services with resident transportation as needed.
i. Assist with housekeeping services as needed.
j. Participate in facility events as directed by the Executive Director.
k. Carry radio on person and communicate as required.
l. Other job duties as assigned.
2. Supervisory Responsibilities
a. Oversee housekeeping and maintenance department. Provide mentoring, coaching and developmental opportunities for staff.
b. Responsible for housekeeping and maintenance department staff hiring, counseling, and work schedules.
c. Provide on-going performance feedback and complete performance reviews for Housekeepers and Maintenance Assistant(s).
3. Risk Management, Safety and Sanitation
a. Address and follow through all identified maintenance and safety issues as indicated in preventative maintenance log.
b. Maintain scheduled maintenance for facility equipment such as the fire system, fire extinguishers, smoke detectors, etc.
Additional Duties:
1. Abide by RCFE Title 22 regulations and all Royal Vista Policies and Procedures.
2. Report any witnessed or knowledge resident abuse allegations immediately to the Executive Director or Director of Resident Services as required by state regulations and company policies.
3. Ensure that Resident Rights are protected and well respected as required by CCLD and Royal Vista Policies. Treat residents with dignity and respect by addressing resident(s) by their surname (unless the resident gives permission to be addressed otherwise) and knock on resident doors before entering.
4. Maintain a safe and secure environment for all staff, residents and guests, following established safety standards. Immediately report all hazardous conditions or equipment safety issues to the Executive Director.
5. Maintain confidentiality of all facility operations.
6. Maintain confidentiality of all pertinent resident records & information.
7. Report any work-related injury immediately to on duty supervisor or Executive Director.
8. Demonstrate customer service standards for daily interaction with residents, visitors and family members.
9. Display courteous behavior toward family members, facility visitors, prospective customers and fellow staff members.
10. Promote teamwork in providing services to Residents.
11. Support a positive and professional environment in the Community by adhering to guidelines in the handbook including dress code, good personal hygiene, time off requests, attendance, and breaks.
12. Attend inservice, training and facility meetings as required to satisfy required annual inservice hours set forth by RCFE Title 22 regulations and Royal Vista Policies.
Education/Skill/Experience:
1. Possess the in depth technical understanding involved with repairs and preventative maintenance of heating systems, plumbing, environmental systems and general construction.
2. Possess knowledge of housekeeping chemical applications and procedures that meet health care standards.
3. Must demonstrate knowledge of safe use of all facility equipment.
4. Must possess the ability to exercise sound judgment and make independent decisions when circumstances warrant it.
5. Must be able to read, write, speak and understand the English Language.
6. Strong verbal and written communication skills.
7. Possess the ability to understand and carry out both written and verbal directions.
8. Present self as flexible in how she/he approaches problems and have a calm and reassuring manner towards residents.
9. Must have compassion for residents and family members, with an understanding of the progressive and irreversible nature of their disease.
10. Must maintain a valid First Aid and CPR training certificate.
11. Must receive a criminal clearance from US Department of Justice & FBI.
12. Possess a valid driver’s license and have a clean DMV record.
Health and other job requirements:
1. Must be at least 18 years old as required by Title 22 RCFE Regulations.
2. Must be in good general health.
3. Must be fully vaccinated for COVID-19 and Influenza (flu) vaccine {opt out}
4. Must undergo a health screening, including a chest x-ray or an intradermal examination to test for Tuberculosis, performed by a physician not more than six (6) months.
5. Must receive a criminal record clearance from the US Department of Justice and the FBI.
6. Must maintain confidentiality of verbal and written information pertaining to residents, facility operations, and personnel.
7. Must maintain good personal hygiene (neat, clean, and well-groomed appearance).
8. Must adhere to dress code.
9. Must practice dependable, regular attendance.
10. Must demonstrate the ability to communicate well with family, residents, staff, and management.
11. Must be able to communicate with management, medical staff, nursing personnel, and other departments.
12. Must maintain a professional attitude and establish constructive working relationships with co-workers, residents, families, visitors, and general public.
13. Must promote teamwork in providing services to residents.
