Summary: Maintain in a safe and operational condition all aspects of the community to include: buildings (interior & exterior), furniture, appliances, HVAC systems, elevator(s), landscaping, fences, parking areas, and street signs. The Maintenance Director must be proficient or expert in technology such as door key fobs, nurse call systems, and other technology. Proficient level computer skills are required. Must learn all aspects of the community, to include life safety and generator. Responsible for maintenance of the warrantees of the community and assist residents/families with move ins. Providence Living is a high technology community. Responsible for managing the Housekeeping Associates in a manner that will ensure the upkeep of all common areas and apartments.

  • Coordinates a preventative maintenance program for the common areas and apartments to include but not be limited to HVAC systems, service equipment, residential appliances, carpet cleaning, and painting.
  • Ensure that adequate maintenance and housekeeping supplies are ordered within budgetary guidelines, maintained in a secured area, and utilized correctly.
  • Initiate and complete all fire drill paperwork to include associate training, required fire drills, sprinkler tests, and required local/state inspections to ensure compliance in all areas.
  • Maintains all MSDS, OSHA, and ADA documents, provides training to all associates and ensures compliance to all regulations for these topics.
  • May serve as chairperson of Safety Committee, ensures regular meetings are held, minutes taken, and appropriate follow up action is completed.
  • Provides and coordinates on-call maintenance service as needed. Resolves maintenance issues in occupied apartments by completing work orders the same day, or no later than 24 hours after the request is made.
  • Manages monthly spend down budget as required. Completes reports and other documentation as required.
  • Hires and schedules the housekeeping associates within budgetary guidelines. Provide supervision, training, performance review, and counseling as needed for these associates.
  • Assists the Executive Director in developing and implementing the Disaster/Emergency Plan.
  • May be required to support/assist a resident’s full body weight.
