Adams Homes is seeking professional and experienced candidates for its Lot Acquisition Manager position in Cummings, Georgia. The Lot Acquisition Manager is responsible and accountable for all aspects of the lot acquisition process including, but not limited to, establishing relationships with residential developers and similar production builders, sourcing and assessing leads on finished and to-be-developed lots, and securing purchase agreements based on Adams Homes’ criteria, profit projections, evaluation of absorption projections, evaluation of projected home prices, etc. The position will be based in Cummings, Georgia and may extend to other markets in Georgia.

The ideal candidate should demonstrate the following:

• A vision in alignment with Adams Homes’ mission and belief and confidence in the Adams Homes lot acquisition structure.
• Ability to work with and effectively communicate with operational managers and support staff towards a goal of acquiring home sites that fit the company’s criteria.
• A passion for real estate negotiations, evaluation, due diligence, risk mitigation, and transactions and a relentless desire to learn and improve within your profession.
• An understanding of production home building and budget/profit analysis.
• A firm understanding of deal structure and the effects of deal structure as it relates to a home builder, local lot/land transactions, and current market conditions.
• A positive attitude and strong work ethic and an eagerness to be challenged.
• An inquisitive approach towards an understanding of each Division’s operational structure, team members, market place, competitors, customer base, etc.
• The ability to understand a housing market and sub-market, both new and used home market. An understanding of housing market indicators, and their effect on projections of new communities.
