POSITION OVERVIEW
Position: Lead Maintenance
Supervisor: Property Manager and Assistant Manager
Supervises: Maintenance Technician & Porter
The role of a Lead Maintenance is to perform service requests, grounds maintenance tasks and maintaining the physical and mechanical integrity of the property at all times.
Maintenance has 100% accountability for all maintenance needs and conditions of the property. Every team member has a commitment to Superior Service. Maintenance position also has accountability and responsibility for all expenditures associated with the maintenance of their property. Lead maintenance is expected to coordinate all other maintenance personnel under the direct supervision and approval of the property manager. Maintenance personnel are subject to being called for emergencies after regular working hours. Maintenance is required to have reliable transportation.
Duties:
- Prompt and courteous handling of all resident service requests.
- Maintenance of vacant apartments according to schedule
- Complete an inspection of each unit every 90 days
- Walk property and remove trash continually.
- Advise immediate supervisor of any needed repairs.
- Maintain inventory of tools and equipment owned or leased by the property.
- Maintain an adequate inventory of parts and supplies.
- Develop and implement preventative maintenance programs.
- Assist in the development and maintenance of safe working conditions,
- Maintain neat, orderly and safe workshop/storage areas
- Supervise maintenance staff, porters, maids, and grounds crew.
- Supervise the work of outside contractors
- Keep up to date with technical advances in the maintenance industry.
- Maintain/repair equipment including, but not limited to: heating equipment, electrical panels, pools and pool equipment, appliances, general plumbing, general carpentry, HVAC equipment, and lawn care equipment.
- Comply with all state and federal regulations relating to waste disposal, hazardous chemical labeling and handling, etc.
- Must be knowledgeable of city codes and standards. Know proper licensing requirements and guidelines of city, state and federal agencies relating to the repair and maintenance of all areas of the property.
- Perform any other duties that may be assigned by the supervisor or management.
