Facilities Technical Manager Job at LifeLink Foundation, Inc.
Summary
Maintains contact with directors, managers, supervisors, facilities personnel, and others to ensure that adequate service levels are maintained. Performs other duties and responsibilities as may be assigned or directed by Facilities Director. Reads, understands, and interprets blueprints, drawings, floor plans, cut sheets, and operation manuals as they relate to electrical, mechanical, plumbing, HVAC equipment, building structures and finishes. Assists the Mechanical Engineer to monitor and evaluate the performance of all LifeLink electrical and mechanical systems and coordinates the maintenance and improvement of system components in compliance with building components, codes, and regulations.
Responsibilities:
1. Oversees and coordinates general maintenance requirements for off-site locations.
2. Directs Mechanical Engineer with the evaluation of electrical and mechanical system specifications to determine conformance with department and divisional standards.
3. Effective execution of a preventive maintenance program for all electrical and mechanical equipment with periodic evaluation of program efficiency.
4. Performs careful analyses of systems to determine energy efficiency and system integrity. Schedules system shutdowns as necessary with appropriate departments and administrators, in conjunction with the Mechanical Engineer and develops contingency plans for system failures.
5. Responsible for scheduled testing and record logging of machine. Must have the ability to diagnose unit problems and operating deficiencies for UPS’s, PDU’s, AHU’s, chillers, cooling towers, chemical treatment.
6. Monitors preventative maintenance and repairs on tissue Processing equipment and support systems, to include clean room space and other Processing environments.
7. Assists the director with the evaluation of electrical and mechanical system specifications to determine conformance with departmental and divisional standards.
8. Preparation of special and periodic reports to management as needed and requested.
9. Provides technical assistance to Facilities department personnel in support of operations.
10. Performs the duties and responsibilities of other positions within Facilities Management as skills and experiences permit.
11. Performs maintenance and general procurement of materials and parts, schedules installations and oversees that such repairs are accomplished in a safe and timely manner as directed.
12. Facilitates the scheduling of monthly safety trainings. Participates in in-service training and oversees the adherence to safety regulations and programs.
13. Monitors accurate records regarding annual inspection of equipment and general preventative maintenance.
14. Responds to inquiries and complaints from divisional staff.
15. Inspects facilities buildings and equipment at off-site locations to ensure adherence to maintenance objectives and LifeLink standards
16. Monitors the effectiveness of preventive maintenance program and provides information about new equipment and technology for program updates.
17. Maintains safety and health standards to ensure compliance with local, state, and federal codes and regulations, and foundation policies.
18. May attend planning and preconstruction meetings and inspections with divisional leadership, managers, and facility staff to discuss new construction projects and review completed projects.
19. Attends meetings with department heads and staff to discuss maintenance service quality and other issues.
20. Receives calls on weekends, nights, and holidays when emergency situations occur.
21. Performs other similar duties and responsibilities as assigned by the Facilities Director.
Job Specifications
1. Completion of an Associate degree or BA in Engineering is preferred but may be substituted by progressive equivalent job experience while holding a Contractor License and at least 7years experience in facilities or plant management supervisory position.
2. Knowledge and experience of heating, boilers, air conditioning systems, electrical distribution systems repair and maintenance.
3. Good human relations and communications skills are needed to maintain good working relations with peers, building occupants and their invitees, outside vendors, suppliers, and contractors.
4. Ability to perform site related tasks in the areas of basic plumbing, carpentry, electrical, mechanical, and general occupancy maintenance.
5. Travel between all LifeLink Locations as necessary.
6. Good driving record and current state drivers’ license.
7. Ability to interpret documents such as safety rules, operating and maintenance instructions, procedure manuals, and ability to write routine reports and correspondence.
8. Good knowledge of PC operations and software (Word processing and spreadsheet) are required.
9. Ability to be physically active from light to medium type of work in order to lift and/or carry objects weighing up to 50 pounds and occasionally lift and/or carry, push and/or pull objects weighing up to 75 pounds.
Working Conditions
Work requires sitting, standing, stooping, bending, walking, climbing ladders, heavy lifting, use of tools and test equipment. Work may require extended hours. Working environment temperature may vary. Work is varied in nature, requires interaction with in-house and out-of-house personnel. Some travel to distant LifeLink divisions required.
