Located in Fresno, California The Terraces at San Joaquin Gardens (TSJG) is a non-profit Life Plan Community (also known as Continuing Care Retirement Communities) for adults 62 years of age and above. Conveniently located in north Fresno near major medical facilities, shopping centers, Fresno State University, and more, the campus consists of 26 beautifully landscaped acres. With four distinct Mediterranean-inspired residential living neighborhoods plus first-class higher levels of care, TSJG is the San Joaquin Valley’s preeminent senior care and residential community.
Among other duties the Sales Director sells, supervises, and collaborates with the sales team, coaching their skills development, planning and implementing strategic sales activities, and coordinating with the Marketing team to schedule and host lead-generating events. Marketing generates a steady stream of viable leads which the sales team manages in Salesforce. It is the Sales Director’s responsibility to assure the proper management of all leads and understand how to use Salesforce and, access, present, and discuss reports contained within.
The Sales Director holds a uniquely business-oriented role. In addition to assuring annual budgeted sales goals are achieved, the Sales Director is also responsible for the development and success of each individual sales team member. The liaison role of the Sales Director in building strong professional relationships with all community Directors, team members, and residents is central to the theme that everyone sells at TSJG. All team members have a fiduciary role in assuring our residents and their community is our top priority. To that end, it is the Sales Director’s responsibility to ethically perform all duties as noted or otherwise assigned.
Pay range: base salary of $76-88K + up to 50% of base salary when sales goals are met and uncapped
when goals are exceeded
Work Duties:
Oversees overall sales functions in the life plan community. Directs and supervises all positions related to sales, including sales events, move-in coordination, and support services.
Develops and implements long-range and short-term sales plans for Independent Living
Modifies community-specific marketing and census development plans as needed. Including and review of the supply and demand of inventory and incentive development.
Nurtures referral and networking relationships through a customer-focused sales process.
Handles prospect tours, appointments, contract signings, and deposit processes for prospects.
Evaluates the financial eligibility of prospective residents.
Directs the sales team to ensure a response to inquiries for information, records prospect profiles in lead tracking software, invite prospects to tour, maintains a presence with prospects, and elicits applications for residency.
Monitors occupancy and manages the process of reserving available inventory, produces and distributes various regular lead and sales reports to work towards budget preparation and maintenance.
Directs sales team in assisting applicants in the process of making the transition to residential community life.
Coordinate tour, and orientation, and ensure consistent preparation of residences and introduction of key staff members.
Included in the supervision of the sales department the Sales Director is responsible for recruiting, hiring, supervising, and training, conducting performance evaluations, and disciplining as needed with all Sales team members.
The Sales Director also coordinates with community colleagues and the Marketing team assuring the best possible outcome for each Marketing campaign event.
The Sales Director is responsible for coaching and assuring Sales team members appropriately and effectively communicate with prospects, community colleagues, and administration on a regular basis in all pertinent matters.
Coordinates the work of the sales team with other departments to ensure the smooth and efficient flow of responsibility.
Serves as a member of the community’s executive leadership team.
Qualifications:
Minimum of 8 years experience in residential sales, long-term care, independent living, assisted
living, or healthcare settings or, other repeat customers, leads-based selling with records of sales performance, sales skills, and leadership training.
Professional-level communication skills include reading, writing, listening, and speaking.
Intermediate math skills; proficient interpersonal relations and communicative skills with the
ability to recognize various human behavioral styles and ability to adapt; proficient platform
and presentation skills; proficiency in data entry, word processing, and typing; CRM
experience; ability to work effectively and independently with various levels of managers and
community/organizational leaders, strong leadership qualities, and documented experience.
Valid driver’s license
