ROLE PURPOSE

In conjunction and collaboration with the President, Airport Stores, the Director of Construction directs all project planning, design, and construction management activities for all airport units. This position will shape, guide, direct, and lead strategically focused facilities solutions that support the mission and goals of Jackmont Hospitality.

KEY RESPONSIBILITIES & ACCOUNTABILITIES

· Work with client and designer on initial design, schedule and budget.

· Establishes budget guidelines and prepares annual operating budget; implements and allocates resources following budget approval

· Organizes and manages the department to deliver projects on time, within budget and in accordance with industry best practices

· Oversees technical reviews for constructability, maintainability, efficiency and compliance with the Jackmont design guidelines.

· Complete AFEs (Authorization for Expenditure) and secure approvals for all capital projects.

· Responsible for the selection and performance evaluation of qualified architects, engineers, specialty consultants and contractors; may serve as a chair or member of a committee in the consultant selection process

· Reviews and ensures that all contracts and required project documentation needs are met

· Oversee performance of GC and field superintendent.

· Assist in developing project budgets for construction projects.

· Conduct weekly/monthly field visits and assess project schedule and quality of project.

· Manage project costs changes and related project budgets.

· Manage day to day client interactions, needs and expectations.

· Understand and enforce contract and subcontract agreements including contract negotiations for all vendors…design consultants included.

· Implement and manage RFI, submittal and cost control processes.

· Create schedule of values; compile and submit monthly Owner applications for payment including review and approval of subcontractor and supplier invoices.

· Conduct site visits with contractors, architects, tradesmen, and operators to implement capital project plans.

· Oversee work on large projects and follow up with a site visit on small projects to ensure they are properly completed and quality standards are maintained.

· Approve and submit all vendor invoices for payment.

· Will be required to travel 50% or greater to conduct facility audits in the states where we operate.

· Provide weekly updates of project status to Operations.

· Maintain on-going relationships with core group of contractors and review/assess new service providers.

· Communicate clearly and effectively with Operations, contractors, authorities having jurisdiction, city officials, architects, and landlord representatives regarding current scope of work and any anticipated problems.

· Provide consultation to unit managers, contractors, etc. regarding all code violation issues.

QUALIFICATION REQUIRMENTS

· Minimum 2-5 years construction experience.

· Must be able to communicate with contractors (working knowledge of mechanical and electrical systems preferred).

· Previous experience with restaurant remodels would be a bonus.

· Moderate Travel (Will be required to travel 50% or greater to conduct facility audits in the states where we operate).

Job Type: Full-time

Pay: $110,000.00 - $140,000.00 per year
