Job Description
Brookfield Properties is currently seeking a director to provide senior leadership across all building engineering and property management teams in the downtown Denver and San Francisco portfolios. This role is responsible for building a robust, capable engineering team through talent scouting, hiring, coaching, and retention. They will help implement new processes, equipment, and procedures to deliver high quality service to building management and tenants.
Engineering
  • Assesses property conditions and develops a priority list for corrective measures. Works with the Senior Vice President of Operations to identify capital projects in the Engineering function that need to be implemented and to set priorities.
  • Establishes and maintains positive relationships with the engineering teams in each Brookfield building. Organizes and puts on team-building events 1-2 times annually that foster a sense of belonging and build team cohesiveness.
  • Supports the Chief Engineers by providing resources and consultation. Acts as liaison between Engineering and other teams. Holds regular Chief Engineer Team Meetings.
  • Establishes engineering training program to include technical information, customer service, safety, sustainability techniques, and computer skills. Promotes best practices program for engineers.
  • Motivates the engineering teams and coordinate activities between various groups to ensure entire team is working toward completion of Brookfield’s operating goals and objectives and are using similar techniques.
  • Reviews staff requirements and performance and makes subsequent recommendations regarding training. Acts a liaison between Brookfield and temporary service agencies to procure the best talent available to fill temporary engineering staffing needs.
  • Implements, maintains, and perpetuates the policies and procedures of Brookfield.
  • Conducts engineering office and equipment room inspections, communicates priorities and provides guidance as necessary.
  • Assesses, improves, and controls vendor costs, contractors, and bidding practices to ensure best value for Brookfield.
  • Develops a method to track permits required for the operation of mechanical equipment at each property to ensure permits are renewed in a timely manner.
  • Develops a program for the Engineering team to achieve LEED status in each building and to carry on sustainable practices in their day-to-day operations.
  • Sets a high bar for quality and performance for engineers and builds a great culture within the organization.
  • Manages department budget and inventory of supplies. Ensures Chief Engineers allocate a standard tool kit to each engineer and engineering office.
  • Acts as champion for corporate initiatives that are rolled out to the regional teams.
  • For property acquisitions, helps assess strengths and weaknesses of each engineer on the team and advises management on whom to hire onto Brookfield payroll.
  • Establish guidelines for engineering service programs and helps with negotiation of service contracts with companies providing tools, instruments and/or consulting services to Engineers. Ensures all services are being provided in the best and most efficient manner and in accordance with property budgets.
  • Provides expertise and assistance to Property and Engineering Teams during building emergencies.
  • Supervises the management of major repairs and capital projects in accordance with budget and project timelines. Supervises and advises on specification preparation, bidding and award.
Construction Projects
  • Provides oversight of portfolio of construction projects. Involved in management activities for significant renovations of existing properties and new construction of structures. Understands and implements site quality control and adherence to plans and specifications. Formulates and recommends the budgetary and operational objectives of the design and development team and monitors results according to these objectives.
  • Meets with the Construction Management Team and Senior Vice President to update team on activities, results and developments that could have an impact on corporate objectives. Directs efforts of large professional teams (architects, engineers, planners, etc.) on complex development projects.
Other
  • Coordinates and assists other departments. Maintains a positive work environment.
  • Active member of the Regional Leadership Team.
  • Maintains positive image for Brookfield by participating in real estate organizations, union boards, and/or engineering professional organizations.
  • Maintains positive image of Brookfield in community relations.
QUALIFICATIONS
  • Minimum of 15-20 years’ experience in engineering, real estate development and construction. Extensive experience in the industry is required to establish relationships at all levels of government and to manage a of multi-million-dollar portfolio of projects.
  • 10+ years of engineering management experience and 2+ years managing at a regional level.
  • Working knowledge of alternate materials/methods, construction costs, value-engineering techniques, Building/Occupancy laws, and lease requirements.
  • Extensive knowledge of building mechanical systems and operations.
  • Proven track record of excellence in engineering management across multiple parallel initiatives.
  • Excellent leadership and coaching skills
  • Success managing distributed teams
  • Ability to work effectively and collaboratively with minimum direction.
  • Strong communication skills and demonstrated ability to maintain successful business relations.
    • Ability to read and understand technical specifications and instructions.
    • Ability to follow directions and pay attention to detail.
    • Able to provide clear instructions to others.
  • Demonstrated experience providing excellent customer service, meeting quality standards for services, and evaluating customer satisfaction.
  • Excellent attention to detail and aptitude for analytics.
  • Ability to work in a fast-paced office environment, meet deadlines, and handle multiple projects simultaneously.
  • Ability to travel 4 days per month
  • Regular attendance on site is an essential function of this position. Must be able to work consistently as scheduled during normal business hours. This position is not eligible for telecommuting.
COMPENSATION AND BENEFITS
  • Salary type: Exempt
  • Pay Frequency: Bi-weekly
  • Annual Base Salary Range: $150,000 - $185,000
  • Annual Bonus Target (Discretionary): 20%
  • Paid Time Off (Annual): 3 weeks of vacation, 11 Company-paid holidays, sick and personal
  • Retirement: 401(k) with 5% company match following 3 months of employment, 100% vesting
