The Construction Owner Representative (COR) will be responsible for gym GROWTH. Helping Crunch lead in innovation for best member and team experience from a design and functionality vision! The COR will manage all major facilities and construction projects; including new clubs, remodels, special projects, and initiatives; in a manner that promotes and maintains the company mission. An environment shall be maintained which ensures success for all stakeholders in the projects, including but not limited to management and staff, contractors, design professionals, and members.

The Construction Owner Representative (COR) will be responsible for gym GROWTH. Helping Crunch lead in innovation for best member and team experience from a design and functionality vision! The COR will manage all major facilities and construction projects; including new clubs, remodels, special projects, and initiatives; in a manner that promotes and maintains the company mission. An environment shall be maintained which ensures success for all stakeholders in the projects, including but not limited to management and staff, contractors, design professionals, and members.
Tasks and Responsibilities:
- Manage the development of project scope, including producing scope narratives, proposed phasing, and conceptual estimates of projects and major facilities and capital projects
- Coordinate with other team members for comprehensive and seamless project delivery, including Club fit-out with FF&E, Marketing updates and Operations notifications, cross-communication, and training
- Perform viability reviews of construction documents and ensure comprehensive and complete packages respective of fit and finish and cross-coordination of plans.
- Perform plan reviews for all plan revisions and ensure implementation of all necessary revisions and identification of all changes.
- Perform the contractor prequalification process and assist with other facilities-related vendor selection and relationships.
- Perform in-depth site and building evaluations and due diligence (i.e., zoning, title, permit requirements, and environmental, physical, or materials characteristics), and assess facilities against current construction standards and best practices.
- Develop bid documents (including bid forms, alternates, schedules, etc..) and secure bids/administer bid process, evaluate bids and provide award recommendations.
- Manage bid program, including distribution of documents, bid solicitations, and bid follow-up.
- Develop phasing programs and schedules as required and update as applicable.
- Manage distribution of all scope revisions, evaluate & recommend applicable action for all change orders.
- Procure and manage Owner Direct Purchases of Construction related items for brand specific products.
- For self-managed construction (e.g., multiple prime), coordinate trades as required and/or interface with the project leads or other designated managers to accomplish the work.
- Issue and administer construction contracts and work with support staff to maintain document control and insurance monitoring.
- Manage construction program, including construction progress meetings, Requests for Information (RFIs), submittals, revisions to the scope, and additional items as appropriate, including review and associated recommendations.
- Confer with leadership, owners, contractors, or design professionals to discuss and resolve matters such as work procedures, complaints, or construction problems.
- Communicate frequently with contractors, team members, and vendors on the development of plans, their progress, and timelines.
- Manage requisitions for supplies or materials to complete construction projects.
- Ensure that health and safety project plans are implemented.
- Manage closeout punch lists, commissioning, and O&M production.
- Execute project closeout procedures that ensure adherence to contract and landlord requirements for lien waivers: payments, warranties, construction allowances, and as-built verification.
- Perform post-construction recaps to ensure stores are complete and there are no open issues to detract from store function or appearance delivering a quality finished project.
- Adhere to strict project cost control procedures to track actual expenditures and meet budgets.
- Develop annual maintenance Cap-Ex budget in conjunction with Field Operations and Senior Management Team. Budget recommendations should emphasize life/safety and preventative maint. as well as focusing on spend which provides the maximum impact on the member experience.
- Oversee contract preparation and work execution for all Cap-Ex projects.
- Provide contracting recommendations for all facility-related direct vendors such as CCTV, Security, Music Systems, and others.
- Establish and track project timelines, project budgets, and construction schedules, and provide weekly updates to ensure fiscal accountability to the company’s goals and objectives.
- Manage budget and maintain cost and billing status for all Cap-Ex and major facilities projects.
- Provide regular and ongoing reporting to stakeholders via project reports and internal meetings.

Physical Demands:
- Frequently required to walk and/or stand up to 8 hours per day
- May be exposed to toxic chemicals or airborne particles requiring the use of PPE (personal protective equipment) as directed
- Ability to bend, lift, and carry up to 25 pounds
Required Education and Experience:
- Bachelors’ degree required.
- A minimum of 10 years experience in facilities and construction management. Preferably in the fitness industry.
- Experience developing and managing capital budgets.
- Experience overseeing Maintenance Cap-Ex programs in a multi-unit environment.
Travel: up to 50% required and variable based on the timing of new location openings
