Job Responsibilities: The position will be the senior construction representative for the company and will run construction operation from precon to handover. The entire project life cycle respononsibites will include:
- Engage and qualify subs to ensure the most competitive bids are received
- Study drawings and specs to become the Subject Matter Expert on the project and ensure complete sub/vendor coverage at time of GC bid submission
- Generate and submit RFI’s after studying drawings and specs, process RFI answers for cost impact to bid
- Analyze and level sub/vendor bids upon their submission
- Assemble client quotes, sealed bids and proposals understanding the requirements of each
- Upon award, provide award and Preconstruction docs such as Schedule of Values, Project Specific Plans, etc.
- Assemble project specific Terms and Conditions to subs and vendors, followed by Purchase Orders
- Develop project schedule using Primavera P6 with input from subs and vendors
- Assemble submittals for GC and review subcontractor submittals, process for transmittal to client. This step is one of the most critical that we do and if unsure must be willing to ask for help to understand and learn scope you are reviewing
Maintain accurate and organized Documentation Control to include RFI Logs, Drawings Revs, Submittal Packages, etc.
- Make site visit to get project construction kicked off with Superintendent
- Maintain communication with Superintendents, reviewing Daily Reports for adequacy and accuracy
- Work with Superintendent to provide answers, keep RFI’s current, and in general provide information needed to keep construction continuously moving towards completion
- Submit percentage complete for AIA forms to accounting for invoicing, including all required documents (schedule, certified payroll, etc.)
- Make periodic visits to project site to review work, adherence to specs, quality, safety, etc.
- Develop Commissioning packages specific to project, work with Superintendents and Subcontractors to close out projects and submit final payment requests to client with all applicable docs
Requirements:
- Must be very accurate in your work, detailed, organized, work efficiently, have excellent communication skills and be able to understand and interpret all aspects of the drawings and specs (mechanical, plumbing, HVAC, electrical, steel, concrete, earthwork, paving, glazier, insulation, controls, interior systems, etc.).
- If unfamiliar, must know their limits and know when it requires investing the time to research and understand so that no submittal package gets pushed through and approved if it does not fully and completely meet spec requirements
- Must be a self-starter and not require a management directive in order to accomplish their work and able to fully manage their projects in its entirety without management oversight and/or direction
- Highly proficient on computers and MS Office
- Bachelor’s Degree in construction management, Engineering or Technical Degree
- 7+ year commercial/industrial construction Project Management experience (not assistant project manager) to include buy outs, budgeting, contact management, subcontracts, PO’s, crisis management, scheduling, schedule of values, etc.
Strong Preference:
Federal Government and/or Commercial Construction Estimating/Contracting experience, to include any of the following: mechanical, electrical, controls, concrete, asphalt, interior systems, civil, earthwork, etc.
- VA Hospital estimating/contracting experience to include VA safety, VA standards and VA protocols
- Dirt Work, Earthwork, Concrete, Structural Steel, Vertical Construction, Interior - -- - - Systems, Electrical, Etc.
- 5+ years ProCore experience
- 5+ years On Screen Takeoff and Quick Bid experience
- 5+ years Building Connected experience
- 10+ years as Project Manager of projects in excess of $500,000 and multiple projects simultaneously consisting of multiple trades, vendors, and subcontractors
