Community Manager - Landings of Brentwood Job at IRT Management, LLC
Our multi-family community, Landings in Brentwood Apartment Homes, in Brentwood, TN currently has a full-time Community Manager opening. We are looking for a dynamic, detail-oriented individual who understands the importance of leadership to join our team as a Community Manager.

Responsibilities:
- Implement and administer policies, procedures, and programs that will assure that the property is operating efficiently and managed correctly, within corporate expectations.
- Hire, train, motivate, supervise, and provide disciplinary plans for all on-site community employees.
- Ensure all on-site staff members adhere to company policies and procedures.
- Comply with local ordinances, state, and federal laws, including Fair Housing laws.
- Plan and make decisions for meeting or exceeding occupancy goals.
- Assure the entire community meets the needs of residents.
- Communicate effectively and regularly with your Regional Manager on the overall operation and staff within the community.
- Oversee, approve or reject all lease related paperwork.
- Prepare a comprehensive budget and manage / maintain accordingly.
- Regularly inspect the community, ensuring complete upkeep and curb appeal.
- Perform inspections of vacant and market ready apartments to ensure quality.
- Manage payroll reporting and verify accuracy of employee time sheets.
- Provide approval for all invoices submitted for payment.
- Coordinate and participate in resident functions.
- Participate in company training classes, meetings, and other events intended to introduce staff to new ideas and improve overall performance.
Requirements:
- High School Diploma or equivalent. Some college level courses preferred.
- Certified Apartment Manager or Accredited Residential Manager coursework preferred.
- At least 2 years multi-family community management experience or at least 4 years in a leadership role within a multi-family community.
- Strong leadership skills customer service abilities, and verbal / written communication skills.
- Must be a self-starter with excellent multi-tasking or organizational skills.
- Proven ability to recognize the smallest details, plan accordingly, budget time and meet deadlines.
- Ability to analyze computerized rent rolls, receivable and payable reports and monthly financial reporting materials.
- Must be proficient in MS Office Suite including Word and Excel. Entrata preferred.
- Maintain working knowledge of Fair Housing laws, rules and regulations concerning apartment leasing and management.
- Must be able to obtain industry licenses if require by state.
- Maintain courteous, helpful demeanor with owners, residents, prospective residents, co-workers, vendors, etc.
- Must have a valid Driver’s License.
