This role will report to the Executive Partner of Sales and Marketing and is responsible for leading the strategy, execution and measurement of the marketing team and efforts which will contribute to significant revenue growth attainment. Role:
The Operations Partner- Marketing is a strategic, innovative leader in the areas of Digital Marketing, Paid Search, Content Development and Management, Lead Nurturing, increasing Brand Awareness, Driving Traffic to communities and increasing Social Media followers.
The OPM leads a creative team including a Sr. Marketing Manager, Digital Marketing Specialist, 2 Graphic Designers and a Marketing Coordinator. The Operations Partner Marketing is a leader of both Digital and Traditional Marketing Strategies and Tactics. The OPM works collaboratively with all key stakeholders to deliver cutting edge marketing solutions and design.
Responsibilities:
- Lead and work proactively and collaboratively with the following key stakeholders:
o Ad Agency on Building Brand Awareness
o Market Partner Sales on driving traffic to each community to meet lead generation goals
o Internet Sales Team (IST) Manager on generating leads to the IST team through Digital marketing
o In-house Marketing Team members on Traditional Homebuilder Marketing Tactics
o Centralized Services Operations Partners on execution of new and close out communities and broader Corporate Initiatives
o Foundation Director in driving awareness and brand building related to our philanthropic initiatives
o Digital Marketing Partners to deliver compelling content and innovative digital solutions
- Oversees web-based marketing programs and initiatives including search engine marketing and optimization, home listing services and analytics including traffic, click-throughs, and registrations
- Manages all website third party relationships and content including design, product photos, floorplans, community maps, community photos, community content, spec home inventory, banner ads, and pricing
- Establishes team congruency with the SCA Culture
- Demonstrates leadership consistent with the TNL Platform
o True Approach: Interactions with Associates, Trades, and Strategic Relationships that consistently reflect the values of the company
o True Actions: Daily focus reflects franchise philosophy and synergistic structure including stewardship of resources, congruent leadership, operational excellence, and results-focused execution
o True Acumen: Creates enterprise value through client focus, people development, stakeholder relationships, operational discipline, and financial performance
- Demonstrates high levels of team function with other Leaders
- Leads team execution of Marketing Platform strategies, methods, standards, and processes
- Takes responsibility for all signage including community signage, billboards, weekend directional signs, information mailboxes, and off-site signage
- Leads all efforts related to new community grand openings including sales office set-up, signage, and promotional events/activities
- Manages graphic design team in support of corporate brand, market needs, and communities including the production of all collateral pieces, price lists, community maps, standard feature sheets, company brochures, folders, inventory sheets, etc.
- Performs other duties as needed or required
Results/Accountability:
- Manage and oversee over seven figure annual marketing budget
- Achieve traffic conversion objectives by source
- Generate fifteen thousand leads annually
- Generate ten thousand client registrations in a True Homes community annually
o 6,500 broker registrations, 2,600 from IST and 1,000 walk-ins
- Convert 25% into foot traffic
- Support 2,000 new home sales annually
Qualifications:
- Bachelor’s Degree in Marketing required
- Five or more years of leading a robust marketing team required
- Experience in managing direct reports and performance evaluations
- Experience managing a Creative Team required
- Project Management experience required
- Valid driver’s license, current automobile insurance, and reliable personal transportation required for travel in NC and SC as needed
- Solid knowledge of the tenets of digital marketing strategy, tactics, performance measurement and analysis
- Have an “eye for design”, knowing what makes a good page layout, a catchy graphic, and a brand-appropriate message
- Deep knowledge of CRM sales funnel optimization
- Expert in marketing automation
- Hands-on experience with Google Analytics, Google Adwords, Meta Suite, and Hubspot (or similar marketing software)

- May be required to attend events or meetings outside of standard office hours Monday-Friday 8:00am-5:00pm
Physical Requirements:
- Must be able to remain in a stationary position 75% of the time
- Ability to work on location at Corporate Office 4 days per week
- Associate needs to occasionally move about the office to access file cabinets, office equipment, etc.
- Constantly operates a computer and other office equipment
