Building Maintenance Engineer Job at Vanderbilt Office Properties
Commercial office building has an immediate opening for a dedicated Maintenance Engineer for a prestigious Class A 318,000 SF northwest Austin suburban property. Total of 5 buildings and 2 parking garages.
Objective of the Position:
Preventative maintenance on equipment, respond to work orders for plumbing, lighting, HVAC comfort, minor electrical needs and other requests. Position requires work order response status reporting and follow-up communication with office personnel as well as tenants. Professionalism and customer services is a must along with working in a team environment.
Supervision Received:
This position will report directly to the Chief Engineer.
Supervisory Responsibilities:
Ability to supervise and coordinate vendors and contractors. Ensure contracts and projects are completed in a timely manner.
Job Summary:
A successful candidate will be responsible for plumbing, electrical, access control and HVAC maintenance as well as any other duties assigned by the Lead Engineer. We’re looking for a professional who can take the initiative and help anticipate problems before they occur. The ideal candidate will be able to communicate effectively with tenants, visitors, contractors and vendors.
Essential Functions:
Detailed tasks, duties, and responsibilities that must be performed
- Maintain the property in a first-class condition.
- Evaluate, repair and maintain plumbing, electrical and HVAC systems in the building.
- Communicate with facilities management about any work that requires outside expert assistance.
- Receive and respond to tenant reports of mechanical or maintenance issues.
- Work with tools and supplies necessary to complete projects.
- Maintain corporate safety procedures at all times and comply with access control regulations.
- Evacuate building in the event of an emergency.
- Monitor utilities, electricity and water. Read meters and update tracking spreadsheets.
- Maintain fire, carbon monoxide, smoke and other safety systems within the structure.
- Calibrate instruments and tools required for job responsibilities.
- Update Tenant requests and PM workorders as completed.
- Monitor lighting systems.
- Inventory and replenish supplies for all building systems.
- Prioritize problems and activities
Qualifications and Skills:
The knowledge, skills, and abilities to perform the job
- High school diploma/GED required.
- 4+ years’ building maintenance experience preferred but not required.
- Ability to attain SMA.
- Ability to work evenings and weekends as assigned.
- Willingness to inspect, evaluate and repair all mechanical systems of the property.
- Must have the ability to climb heights, lift up to 60 lbs. and climb onto ladders.
- Customer service oriented.
- Detailed, accurate, energetic, self-starter.

Unplanned activities:
- Respond to afterhours service calls from multiple properties.
- Maintain campus appearance, equipment and make repairs
- Work closely with security and housekeeping to accomplish a common goal.
