Apartment Manager Job at General Contractor of Multifamily Developments

General Contractor of Multifamily Developments Huntsville, TX 77340

Apply in confidence

Hello,

The person writing this, is the one and only owner of the company (no equity partners, no politics). We move fast and are very agile in our policies to fit a changing market and circumstances. That’s what gives us our edge. Lot of people rather work for a big team, well that’s not us. I don’t view that the “big team” multi location company produces an enjoyable workplace experience (remember I work here too). In fact, I think large management companies breeds drama, apathy, angry tenants, wasted materials and labor time.

By now you should know I can be a little rough around the edges. Call it like I see it. That really works well in my field of investing, building and construction but in a professional office environment, not so much. I am still doing very good job but I think we need a better day-to-day manager than I (I am very realistic). I do not have a dry personality at all. I want you to know who you would be working for. Decide if that’s the kind of place and PERSON you want to work for before responding please. Many of you are attracted to the bigger company thinking that’s the way to security and certainty. Good luck with that. The only “bigger” about us is size of our floorplans, superior finishes and furniture. I do deliver a really good product. We are not real top so that leaves a lot of money to go into tangible construction. You will see it soon enough.

I been in this business for a while, even grew up in it. There are older complexes in town I was involved building many decades ago and you would never know it. Many decades ago, I struck out on my own. Not a novice by any stretch. I am a designer and builder. I do have horse power, just know better than to be a costly and risky big company.

My immediate wants and needs is that I would like to go back to spending my focus and time to building 98 more units plus a bigger leasing office (adjacent to what I successfully already built). Then I am going to take a 3-week cruise, go wine tasting in Tuscany, and go hunting Alaska... I am semi retiring, not getting any younger. There is no way I can do all that unless I hire a high-powered pro to replace me. And it’s not $100,000 year job be real. I might mentor you to making that kind of money (and a whole lot more than that if you got what it takes) but this job is an apartment manager job.

When you meet me and my product. You will see we are far superior in every facet of what is offered Huntsville. Hands down. Really people don't normally build apartments for students that are niced home than what their own parents have.

Small percentage of our complex is student housing, and they take up the larger percentage of the maintenance and time (now this student part I did not have decades of experience in). Our other units are piece of cake. Therefore, you need to come to me with some very good advice on how to manage these young “adults” just moving out of dorms and thier parent's home. I want the real deal, come to me with policies and how you are going to execute your job move by move. This is not a glorified leasing agent job. I will have leasing agent jobs later on so if thats what you want, just apply to me like that and I will keep your resume for that time. These resumes save on indeed.

I will want you to be available on the high holidays (because its I that will be on vacation, not you) you take your vacations on less popular times (planned, not on a whim) and that will save you a $fortune, you can travel when it cost far less.

If you miss work and are not available for any reason, I will not take your personal circumstances in to account. I am very black and white about all that. You are here are you are not here. Small businesses have more rights about this issue. So again, if you need a bigger team to pick up your slack, it’s not us. If you keep missing, you will just get fired. If you got personal responsibilities pulling you away, read the family relief act and about who is exempt. Reflect on how many times you missed work at your last job. Most of the opeople that miss work just can't help it. Those people need be with a bigger team.

OK I do pay and pay with money, not a bunch hoopla of other benefits, just money-money-money and more than what bigger teams pay. Hope you’re interested in money and career advancement. (career advancement conversations are in person)

I even give quarterly performance bonuses and do small, short-lived leasing bonuses. If you read all this, then type, “I like small businesses” in your subject heading. Timeline to hire is later in 2023, timeline to apply is right now. Lets get to know each other

You would need to show up in a nice reliable car, I don’t want to see any tatts, you don’t have to over dress but free to do so if that’s how you roll. Smart casual seems of work good too. You will catch me wearing nice shorts with a collared shirt quite often
