JOB SUMMARY

SmartStop® Self Storage is looking for an experienced, enthusiastic individual to join our talented group as Acquisition Analyst in our home office located in Ladera Ranch, CA.


JOB DUTIES AND RESPONSIBILITIES

  • Write viability assessment for new acquisitions and request/track due diligence materials outstanding
  • Conduct market research using subscription services, online research & phone interviews
  • Reconfirm submarket development activity directly with local municipalities
  • Populate financial models with relevant due diligence (competition data, P&L’s, rent rolls, etc.)
  • Manage due diligence checklists for transactions
  • Create baseline NOI estimates and pro forma valuations for existing assets and land development
  • Provide first-draft version of Investment Committee presentations for the Acquisition team
  • Assist in procuring debt financing for the properties and other duties as assigned
  • Support Acquisition Department’s interaction with Accounting, Operations & Marketing
  • Help coordinate facility and land closings
  • Facilitate basic asset management and reporting transition obligations following close of transaction
  • Monitor current sector and market trends via webinars, quarterly reports, and industry conferences
  • Maintain comprehensive pipeline reports
  • Manage one-off initiatives and ad-hoc projects for a variety of departments


QUALIFICATIONS AND SKILLS

  • Strong quantitative and analytical skills
  • Proficient in financial analysis, financial modeling and market research
  • 1-5 years of experience in Commercial Real Estate or Development
  • Effective written and oral communication skills
  • Exceptional attention to detail, thoroughness and organization skills
  • Team player, self-motivated and strong work ethic
  • Ability to work independently and within a team to build relationships and interact effectively
  • Ability to prioritize and manage time to consistently meet deadlines
  • Bachelor Degree in a related major, finance, real estate, accounting or economics
  • Strong working knowledge of Microsoft Office applications with specific high degree of skill in Excel/demographics/mapping
